Do you have access to the Whole of market?
I carry out a Whole of market search of current products, to compare your options of being able to port your existing mortgage product or alternatively remortgage to another mortgage provider.
What’s the difference between buy to let or let to buy?
Buy to let is when you find and buy a property with the intension to rent out. Let to buy is when you want to move to another main residence and retain your existing home with the purpose of renting it out. Both scenarios have similar criteria and products. The former is treated as non -regulated, the second is regulated.
What levels of income do I require?
Most lenders require you to have a minimum income of approximately £30,000. However, there are lenders that don’t require income at all and will work affordability purely from the rental income.
What level of deposit will I need?
This will be governed by the maximum loan available, which is calculated by the lender using stress rates and the tax bracket you are in, all based on the market rental income ascertained by the surveyor doing the valuation. A general rule of thumb is you will require a minimum 25% deposit.
What are your fees?
There are no fees for my advice, sourcing best products and providing information. I would only charge you a fee of £299 once you have instructed me to complete a full mortgage application.
You would only pay me on your receipt of the mortgage offer letter, guaranteeing to lend the mortgage amount.
If you subsequently decide not to continue, you don’t pay me and I merely withdraw the offer directly with the lender.
Subsequent product transfers at the expiry date of the product with the same lender only incur a £99 fee.
I’m considering setting up a limited company to buy property, is this something you deal with?
I have many clients that have chosen to do this. There are certain tax benefits which you would need to discuss with a qualified accountant. Although there are tax benefits, interest rates and arrangement fees tend to be higher. I can do calculations for us to discuss and see if it’s something you want to consider and is right for you.
I am a first time buyer, can I get a buy to let mortgage for an investment property?
There are a few lenders that will allow non home owner occupiers and will underwrite on a case by case basis.
Do you deal with Commercial lending and Development finance?
This is a very specialised market, but I do have contacts with lenders that specialise in these fields. I am always happy to supply quotes and look into whether cases are viable.
